Head of Contractor Accommodation & Business Development

Our UK-based client operates within the contractor accommodation and workforce housing sector, supporting construction, utilities, and recruitment firms by sourcing, managing, and coordinating high-quality accommodation for contractor teams across the UK.

They are now looking for a Head of Contractor Accommodation & Business Development to lead growth, drive revenue, manage client relationships, and oversee the full contractor booking lifecycle from lead generation to booking optimisation and platform management.

This is a remote position open to those living anywhere in South Africa.

Duties & Responsibilities

Lead Generation & Sales

  • Conduct daily LinkedIn outreach to contractors, recruitment firms, and construction/utility companies.
  • Make cold and warm calls to site managers, operations managers, and workforce coordinators.
  • Follow up on warm leads and previous enquiries.
  • Qualify contractor accommodation needs (location, number of workers, length of stay, budget).
  • Send pricing, availability, and negotiate nightly/weekly rates.
  • Convert enquiries into confirmed bookings and long-term contracts.
  • Maintain a live pipeline of new leads, warm prospects, and active clients.
  • Upsell contract extensions and additional accommodation options.
  • Build referral relationships with project managers, recruiters, and agencies.
  • Monitor large projects coming into target areas and identify new high-demand locations.\

Booking & Revenue Management

  • Match contractor demand with suitable available properties.
  • Monitor occupancy across all contractor units and push long stays and block bookings.
  • Adjust rates based on demand, length of stay, and volume.
  • Reallocate workers between properties when necessary.
  • Coordinate group arrivals, departures, and booking changes.
  • Manage early check-outs, extensions, and avoid gaps between bookings.

Guest & Client Communication

  • Provide check-in details, arrival times, parking instructions, and ongoing support.
  • Handle escalated issues from guests, cleaners, or maintenance.
  • Manage room moves, extensions, and early departures.
  • Maintain strong long-term client relationships to ensure clients feel prioritised and supported.

Platform & System Management

  • Update Airbnb, channel manager systems, and direct booking calendars.
  • Block dates for contractor stays and maintenance.
  • Keep all calendars accurate and up to date.
  • Log enquiries, bookings, and client histories.
  • Maintain CRM records and update pricing tables.
  • Flag potential occupancy gaps early.

Key Results & Objectives (KPIs)

Primary Objective:

Generate, close, and retain contractor accommodation clients to increase monthly booked revenue and guide property portfolio expansion.

Monthly KPIs

Lead Generation:

  • 20–30 new qualified leads per month.
  • Weekly targets:
  • 10–20 meaningful conversations
  • 5 decision-makers engaged
  • Measured by: Calls made, emails sent, LinkedIn outreach, introductions received.

Market Intelligence & Expansion:

  • Identify new high-demand areas, postcode clusters, and workforce shortages.
  • Provide insights that justify new property supply and expansions.
  • Measured by:
  • Number of areas flagged
  • Demand-driven expansions
  • Properties secured through data insights

Skills, Experience & Requirements

Essential (Non-Negotiable)

  • 2–4+ years’ experience in B2B sales and lead generation.
  • Direct experience in at least one of the following:
  • Contractor accommodation
  • Workforce housing
  • Construction recruitment
  • Corporate/relocation housing
  • Proven ability in:
  • Cold outreach (phone, email, LinkedIn)
  • Negotiating commercial rates
  • Managing long-term client relationships
  • Generating leads, closing deals, and retaining clients

Strong Advantage (Preferred)

  • Experience in commission-based roles.
  • Existing network within construction or contractor sectors.
  • Experience placing site workers or managing contractor bookings.
